In a major urban planning decision announced on June 16, the Tamil Nadu government empowered the Chennai Metropolitan Development Authority (CMDA) to independently approve high-rise building projects within Chennai’s metropolitan area.

Earlier, developers often had to move through multiple layers of approval involving state-level clearances, which increased waiting periods for large construction projects. Under the revised system, CMDA can now issue planning permission directly after technical scrutiny and committee recommendations, reducing approval timelines.

Officials say the move is intended to accelerate infrastructure growth, support real-estate development, and improve the speed of project execution across the Chennai metropolitan region. The change is also expected to simplify planning procedures for multi-storey commercial and residential developments while keeping existing technical and safety review requirements in place.

Urban planners note that high-rise projects still require compliance with regulations related to fire safety, environmental approvals, airport height restrictions where applicable, and other statutory conditions before construction proceeds.
