HYDERABAD: Hyderabad is strengthening its position as one of India’s leading Global Capability Centre (GCC) hubs, with more than 515 GCCs employing over three lakh professionals, according to a recent FICCI–ANAROCK report. The city now accounts for nearly 20% of India’s GCC ecosystem, highlighting its growing importance in technology, innovation and global business operations.

The report, titled “Hyderabad – The Rise of a Global Capability Powerhouse,” was released at the FICCI India Next Growth Frontier conference, Hyderabad 2035: India’s Global Capability Capital. Industry leaders said the expansion of GCCs is driving not only technology investment but also significant growth in Hyderabad’s commercial and residential real estate sectors.

Hyderabad recorded 5.2 million square feet of commercial space absorption during the first half of 2026, with GCCs accounting for around 40–45% of the market. Residential sales also increased by 12% year-on-year to 23,700 units, reflecting the wider economic impact of the technology-led expansion.

GCC office leasing in the city has grown sharply, rising from approximately 1.9 million square feet in 2021 to 4.5 million square feet in 2025. During the first half of 2026 alone, Hyderabad recorded about 3.05 million square feet of GCC-related office absorption.

The momentum is expected to continue. The report projects that Hyderabad could attract 50–70 additional GCCs over the next three to five years, potentially creating more than 75,000 high-skilled jobs and generating an additional 8–12 million square feet of office-space demand.

The city’s GCC ecosystem is also becoming more diversified, extending beyond traditional IT services into areas such as artificial intelligence, cloud engineering, cybersecurity, product development, financial analytics, life sciences, semiconductors, aerospace and research and development. Western Hyderabad, including HITEC City, Gachibowli and the Financial District–Kokapet corridor, is expected to remain a major growth engine.

With strong infrastructure, a large skilled workforce and growing global investment, Hyderabad is increasingly being positioned as a strategic destination for companies seeking to establish high-value technology and innovation operations in India. The continued GCC expansion could further strengthen the city’s role as a global capability and innovation powerhouse.
