Chennai’s iconic Koyambedu bus terminus, once among Asia’s busiest transport hubs, may soon undergo a massive transformation as the Chennai Metropolitan Development Authority (CMDA) evaluates three major redevelopment proposals for the 36-acre site. The move comes after many long-distance bus services shifted to the newer Kilambakkam and Kuthambakkam terminals.

According to reports, the first proposal suggests converting the vast land parcel into a large urban park to improve green space within Chennai city limits. Environmental groups and urban planners have reportedly supported this idea, citing Chennai’s low per-capita green cover.

The second proposal focuses on developing a mixed-use district combining commercial towers, hotels, office spaces, retail zones, and landscaped open areas. Officials believe the prime connectivity of Koyambedu — with access to metro rail, major roads, and markets — makes it suitable for a modern transit-oriented urban centre.

A third proposal envisions the area as a vibrant commercial and cultural destination inspired by projects such as Delhi Haat and World Street in Faridabad. This concept includes entertainment venues, dining spaces, shopping streets, and public gathering areas aimed at attracting tourists and residents alike.

CMDA officials are currently conducting feasibility studies and consulting stakeholders before submitting the final proposal to the Tamil Nadu government for approval.
