Devanahalli, located near Kempegowda International Airport in Bengaluru, is set to become one of Karnataka’s largest multimodal transport and transit-oriented development hubs under the proposed Bengaluru–Hyderabad high-speed rail corridor project. The development is expected to significantly transform North Bengaluru into a major connectivity and economic centre over the coming years.

According to recent reports, the National High Speed Rail Corporation Limited (NHSRCL) is planning a large-scale transit-oriented development (TOD) project spread across nearly 80 hectares near the airport region. The project aims to integrate multiple modes of transportation including high-speed rail, metro connectivity, airport access, road transport, and suburban rail systems into a single seamless network.

The Bengaluru–Hyderabad high-speed rail corridor is expected to span around 607 kilometres, with nearly 101 kilometres passing through Karnataka. Three proposed stations in Karnataka — Alipura, Devanahalli, and Kodihalli — are planned along the route. Officials stated that the Devanahalli station will become a key interchange point connecting future metro, airport, and rail infrastructure.

Authorities believe the bullet train corridor could reduce travel time between Bengaluru and Hyderabad to nearly two hours, making regional travel much faster than current road or rail options. The Karnataka government recently approved support for the high-speed rail projects connecting Bengaluru with Hyderabad and Chennai as part of India’s broader infrastructure expansion plans.

Urban planners say the multimodal hub could trigger rapid growth in North Bengaluru, especially in Devanahalli and surrounding airport regions. Real estate experts already expect increased demand for residential, commercial, office, and entertainment projects near upcoming transit corridors. The TOD model is designed to promote compact, mixed-use urban development while reducing dependence on private vehicles.

Infrastructure projects linked to the airport region are also progressing simultaneously. The Bengaluru Suburban Rail Project recently initiated land acquisition for a major rail depot near Devanahalli, while metro connectivity toward Kempegowda International Airport is also under expansion. Officials believe these combined projects will strengthen Bengaluru’s position as a major national mobility and technology hub.
